home maintenanceThe new year is a perfect time to complete your home maintenance tasks.  Many people like to make New Year’s resolutions this time of year, why not make yours now?  Complete all of your home maintenance tasks around the house, and start your year off right.  You will be glad you did.

The first thing you should do is double-check insulation around exterior pipes that are exposed to freezing weather to be certain that water cannot seep under the insulation. Take your time to ensure that the insulation fills the width of the cavity, and do your best to eliminate gaps wherever possible. Never stress pipes by inserting the insulation too forcefully or tightly.  Insulating around outside water pipes can save you the hassle and expense of repairing frozen or burst pipes.

The new year is also a great time to make a room-by-room inventory of everything in your house. In the event of fire, flood or other disaster, it will be important in filing an insurance claim.  A basic home inventory spreadsheet is divided room by room, with columns for item description, quantity, model/serial number, year purchased, place purchased, and cost. Make sure all valuable items have back-up such as receipts, appraisals, or serial numbers for electronics and appliances.  Photographs or video of your possessions can also be helpful. Give yourself plenty of time for this process, it can take a while.  Allow at least one day for each room. Don’t get discouraged; it will take longer than you think, but you’ll feel great once it’s over. This may even help you clean house a little bit and get rid of things you no longer need.

Do you have old appliances in your home that need to be replaced?  January is a great month to buy new ones.  Many stores offer great deals after the holidays.  Look for bargains on discontinued appliances too.  Many older appliances can be potential fire hazards or less energy efficient than the new ones.  Buying new appliances now may save you money in the long run.

Following these tips and taking precautionary measures in and around your home can save you money in the year to come, and help keep you and your family safe.  They may take some time now, but they can save you time, money, and headache later!  Happy 2014!
